I think it is important to specify which of the two types of notes you are looking for; Non-performing or Performing.  

I'd be happy to send mine if you'd like a third version, realizing it is a different state.I think it is important to have plain English documents, and lawyers really struggle with keeping things simple.  

For entities that exist to preserve the value and lifestyle of a community, HOA's don't seem to give a damn that investors are rescuing an often neglected home with a non-performing account, and turning them into a quality place to live with a HOA fee paying homeowner.Are others around the country seeing these outrageous fees, and is there anything that we can do to combat this?

Personally I get about every third offer accepted, which is a very high ratio, but I know my market and sellers.And in the end, if you and your agent dont line up well, don't hestitate to move on until you find a good match and it works for both you and the agent.

My third property my mother lives in and is 100 percent paid off.

My realtor says I am not and If we issue a notice to perform we will not collect the deposit which doesn't make sense to me.

@Kory Lutes  How will the property perform when it is 100% occupied by tenants?  

you need to get per approved by a top shelf lending company that the local realtors know performs then go shopping.
