Also appraiser got info from city regard whts unpermitted and now city knows abt unpermitted unit and likely will be sending code violation.

If you're looking at a fixer you won't be able to use an FHA loan as they are super strict about the condition of the property at closing.

VA loans require a very strict inspection.
