One that looks promising is Sun Valley Supply and I'd bet if they aren't getting drywall from a big box store then they are likely going somewhere like this.Something to keep in mind is with a supplier like this your multiplier (discount) is generally based on relationship and volume.  

Most bidders will make an educated bet based on the HELOC credit being fully used, default interest rate in place and advances for taxes and forced placed insurance likely, too.

2nd what Russell said - other factors (city/state, sports teams) probably has more influence than the election.

Exceptions to this would include scenarios where the investors are willing to work you through mistakes (i.e. they aren't Uncle Joe, they are seasoned investors that will walk you through difficult projects) and scenarios where the truly great deal is simply out of your reach alone.But, for most people, I bet that getting started small, on your own, with 100% ownership is probably ideal.

If I had to bet money, I'm guessing that note is totally legit, in senior position and foreclosable.So the real question is (for me) where is the title company on this?

If you open a whole bunch of them, that can mess with your available credit line, and make you look like a risky credit bet. 

When a new owner is paying $100k+ per unit you can bet rents won't stay at $700 for long.
