We ReFi'd into a very specialized 1st position line of credit that's tied to a zero balance sweep checking account.

My analogy roots from the stock market and goes like this; Some of the wealthiest investors don't pay attention to what the market is doing they do something called dollar-cost averaging where no matter what they buy a certain amount of stock, bond, ETF. 

These specialized lenders are ususally asset based, meaning they will look at the project and your liquidity, not your income.

I am looking to connect and meet people in this  business specially in MDV area. 

@Niecyy Louis Look for property managers or Realtors that specialize in STR, they can help find those properties for you, and may know some off market opportunities as well.

I actually liked the loan so much that I left my job in Medical Sales to join a broker who specializes in them!

You may want to find out if the second guy is a licensed/bonded/insured/union plumber.

You could reach out to a commercial broker who specializes in Industrial warehouse transactions.
