As you learned, sometimes you need thick skin at these meetings.A sales pitch doesn’t offend me, unless it turns into a disrespectful waste of time.

Basic things like a PM having their own crew, handling the relationship and having experience are hugely beneficial but having real skin in the game helps a ton.

Ask yourself the question, would you lend someone 100% of a home purchase if they had no experience or skin in the game?

I've heard this concept mentioned a couple of times now about a Property Management Company taking a small piece of a deal that they manage for the owner so that they have "skin in the game."

I was going to try n let them stay but as many have said I have already allowed too many things to go without taking action and I just need to get thicker skin n go for it.

Most require skin in the game.

*Shakes head* I always wondered why people of perfectly good health and that were youthful got frustrated and irritated at me for trying to help them cross the street...It's ok, because I've learned A LOT just by going through these motions. 

I don’t know the law when it comes to domestic violence or the protocol for that but she’s on the lease, therefore she has skin in the game.

The biggest issue I have had with referral companies, especially because they advertise as Turnkey, is that they have no skin in the game. 

You don't need prior experience for hard money, you just need skin in the game, maybe 20%-30% down payment.
