Usually, 3-5 people is the sweet spot for a house hack, and 5 people is about the limit for a single fam house (more than 5 people usually creates too much noise and mess in a single fam house hack).

I know people killing it in Dayton but I'd recommend looking at other strategies like buying land and building single and multifamily in columbus. you can get lots right now for 30k or 40k within 1 mile of downtown in Franklinton, king Lincoln, olde towne east, southern orchards. land is a buyer's market and low competition.

That's just my experience.Now, I invest nationally, in growth markets.I invest in economies of scale: Apartment buildings, instead of small multifamily or single family homes.I also help others do the same, by bringing co-investors in for these big deals.Anyone else out there who's also a residential Realtor, but invests in multifamily real estate?
