Hello everyone, I'm a single investor with no partners.

Even then, many won't lend unless you have a long-time and established banking relationship with them. 

In my experience as a realtor, I haven't had a problem yet even though this has been circulating in the news for several months already.

Some investors think I am crazy doing that and perhaps so, but I take other people's money seriously and even when the crap hits the fan (and it will if you do enough deals for a long enough period of time), paying back your lender is priority one in my book.Most of my deals for private money also include a balloon payment rather than monthly payments.

I did not know about the uni growth plans so it looks even  better now.

We project we would still be cash flow positive even with the extra costs of the HELOC, but we would ideally rather have more cash flow then less at this timeWhat are things we need to be considering or thinking about?

An example of this would be:Purchase a deal for $130k, needs $30k rehab, $200k ARV. 100% LTC is $160k, but 70% LTV is $140k, meaning the loan amount would be $140k, even though they "offer" 100% financing.

Even areas that we deemed safe aren't anymore.
