does having a contract with a listing agent prevent you from buying properties ... directly from owners?

My name is Cam, and I discovered BiggerPockets on Spotify.I bought my first multi-family property about a year ago.

Pretty much only one season in FL :DIf I had a seasonal listing like John mentioned ^ I would likely leave a few of each season for the property up year round

I also have no intention of investing in rental properties in the UK no more due to a lot of horror stories and potential new changes in laws, which is why I am very eager to explore the US rental market.I am not a US citizen, my partner is and it will be a joint venture.

The property has also appreciated really well.

I purchased a rental property in June with 20% down and financed with a conventional loan at 8.125%.

What about class D properties?

Just wanted to ask if any investors in the Austin/Cedar Park area with experience in rehabbing with today’s constructions costs had any general tips on estimating rehab costs for a property?
