Resources like this are too great to be ignored!

I've made it into the mid 30's and had no idea there were so many ways to invest in real estate.Between the podcast, E-books, forums post/articles and other resources on the website, I have found a great place to learn more about real estate and continue my journey towards financial independence. 

@Lane Kawaoka, I have found Jefferson Lilly and John Fedro (both BP Pro Members) to be great resources for more detailed info on parks or mobile home investing. 

Since then I have downloaded the Ultimate Beginners Guide to Real Estate Investing.   

Investing is not up or down market specific, strategies are up or down market specific.Research areas can be based on cap rates, purchase prices, rents, other investors in the market, neighborhoods, crime, business growth, population growth, business journals, even some great data resources from large companies like Marcus and Millichap.

Can anyone recommend any good resources or rules of thumbs for coming up with a ballpark estimate for property insurance when doing a quick analysis of a rental property?   

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

Hopefully this post makes some sense..Stuff about me:I'm about 75% finished with the BiggerPocket's "The Book On Rental Property Investing" (that blue book) and have listened/read quite a few of the resources on this site. 

While that's taking up 95% of my time and resources, I have spent the past couple of months looking into tertiary markets like Killeen/Harker Heights/Copperas Cove, San Marcos and New Braunfels for multi-family investment opportunities.
