If the agent does an Open House and "identifies features" or engages in conversations about the property, then they are required to have a License.

Is there something other than Mail Chimp that has tools/features that can help better leverage the connections between customers, lenders and servicer's? 

You may want to start attending some local real estate investing networking events here in NYC.You can find the events either using the events feature of biggerpockets or by going to meetup.com and searching for a group.A lot of attendees of these events live in New York and invest in areas that are more cash-flow friendly(upstate, CT, MA, PA, NJ etc).I went ahead and pulled up some events that are occuring in NY in the near future.https://www.biggerpockets.com/forums/521-events-an...In the meantime - feel free to be more active on the boards - alot of us are very friendly and helpful!

I just looked for one that didn't have features going across the back wall.

You don't need to spend a lot of money going high end or adding unusual features.

I'd then build a landing page, hammering away at the features, benefits, and mock pricing.  

In this case we already had a completed survey and had identified there were not any easements, water features, overlays, etc that would stop us from building what we wanted.
