Among the many exceptions to Oregon license law is this relevant provision (#17 in ORS 696.030 – Exemptions) – which notes that a non-licensed person may transfer/acquire an interest in real estate that is owned or to be owned –so as long as your marketing your actual "asset" you should be exempt from needing a liscense.
