Also, your debt structure is your asset more than the property, I wouldn't sell it, I would keep it as a rental, and maybe use a HELOC on it to tap into some equity, and then go another primary residence.After buying another primary residence, I would re-evaluate every year or two to see how you can better maximize the returns.
