I also feel like a lot of those numbers are skewed by new construction, which has vastly favored Hoboken/Jersey City/Weehawken, but less so the rest of the county.For what it's worth, home prices in 06/07 in this area were at what I think most would consider irrational levels: like, wouldn't make sense as an investment unless you were anticipating rapid appreciation or a rapid increase in rent prices (neither of which happened).

We accepted a full price offer and will close in mid-June.Now we are looking for a fixer-upper in East Grand Rapids, MI, and hope to be even more intentional about improving our new home.

I'm here in Holland originally from Grand Rapids we're looking to make moves in both areas.

The market here is strong and growing rapidly from what I am told so I could possible break even on mortgage in the next couple years.

The area has grow rapidly since I left in 2006 and continues to see interest from primary residence purchasers and investors. 

Does anyone have experiences to share investing in NNN leases, Michigan markets (looking primarily at Grand Rapids area), or any words to the wise on 1031s? 

Yes, right now I am inspired and hyped after reading and listening to so much great content, but that will die down once I'm in my training program focusing passing exams and evolutions.

At that point, it may not cash flow, but it's building equity at a rapid pace.

Of course, you may not be able to expand as rapidly, but I'd prefer both an equity buffer and solid income over balancing a bunch of debt that barely cash flows (relative to units that are paid off).

Man it is a crazy market on this side of town with the Exxon headquarters increasing the values here rapidly.
