We have a good relationship with our bank and had letters and everything else to prove the bank was ok with wholesaling, purchase price, etc... 

That in and of itself should prove illuminating.

Tough to get appreciation when the buyer can buy same house new for what you want. 

Kerry this will depend on a lot of different factors so it's tough to give a yes or no without knowing more information.

Tough to cash flow on rentals but the wealth of the buy and hold investors here will be through the roof in 20-30 years. 

But you could use the 1031 proceeds to buy say a duplex for a mil (maybe a tough order for to demonstrate). 

Option 2: I may have poor credit and no savings, but I have $12,000+ PRE-TAXED in my IRA account and wondering if I should use that to pay down the little bit of debt I have (Can honestly use my weekly pay for that, just had a bad month that put me in a tough situation) ... or do you honestly think I can use that towards a property and get lending with what I have in my IRA?....

Not super opposed to the "bad neighborhoods" but tough to reconcile the price with the amount of work needed to go into them.

She has a handful of listings, im having a tough time on figuring out what loan to get, I don’t have anything saved up for a down payment.

Good luck, it is tough to find any contractors right now that aren’t booked months in advance.
