Part of why I have PM company manage them is to make sure health, safety, and other legal obligation are met so that the tenants are not put in harms way I don't end up in court.

@Wryland Reed Before you start promoting this as $5000 per month rental income I would first verify that the garage can be converted within the city the property is located in.

In my past I was a home health PT so I have been through SO many MHPs.

The HOA is in good health, no pending litigation, and the unit itself will require $3K or less in repairs to achieve the estimated rent. 

Probably just let them do their thing, want the animal activity.And the big one, Health.
