IMO it's all FUD: Fear, Uncertainty and Doubt to cry an entity other than yourself will "protect you".1) how many years have you done without so far?

I fear pulling the trigger now if homes lose 20-40% in the next few years.

I'm living in Irving Texas, my family lives here, I moved here just 6 months ago from Long Island New York, so I'm pretty much new here.And I need some coaching from the commuity therfore I'll be reading blogs and topics that can help me get past this fear. 

Hopefully your seller feels the same way so that you can come to a solution that suits everybody's needs.On a separate note, from one investor to another I have to tell you that when I see people ask about hypothetical doomsday scenarios that are as likely as being stuck by lightning, it indicates to me that you have a certain degree of fear and hesitation about this business.

I, and several others who I ended up speaking with, felt that was because they didn’t really want us to get too familiar with those sitting near us for fear that we’d begin to speak to one another about the sham.

My fear with Indianapolis is that exceptional stability might mean that $750/month today might be $750/month in 15 years without much appreciation but with the eroding factors of inflation & capex.

The new person wants to be added to the deed...I told my friend he can not be added without both co-owners agreeing and getting it notarized and recorded...I hope I am right and of course he should consult an attorney but I fear there will be some shenanigans pulled to get the new guy on the deed yikes ! 

That fear will both A) put you in a bad negotiating/management position and B) lead to bad management decisions.
