If the second and third floor true ocean views rent for the same cost, if I self-manage, couldn’t I ask for a premium for ocean view, unlike the management team.  

In my personal opinion I would say that paint prepping would include just scraping back peeling paint, filling in any minor holes in trim with some wood putty, priming the surface, and painting.

So to recap, guaranteed income, responsible tenants, and you can charge a premium (as short lease convenience, similar to the way they do month-to-month renters).

Every time I’m about to move forward with another TKP property, I cringe a little because I know I’m paying someone a premium to have them do many of the tasks that are easy for me to do.

And what would be the approximate purchase price be for a SFH in a "B" neighborhood, and how much would be the rent, property tax, and insurance premiums be?
