This older home has older ceiling fans in the bedrooms.I'm planning to replace all the fans with LED light but wanted to hear peoples experiences on this.My thoughts are, ceiling fans are another object in a rental that break a lot, they get dusty and gross, and these don't provide much light to the rooms.

As building this house and accumulating land has been something I have always want to be able to pass down in my family, I am worried that to pursue this plan, I will be left with no more real estate assets after this goal is accomplished.

(They live in my basement apartment) they have broken many things in my contract and have now said they plan on leaving in a month.

I understand this is could be related to the location and the selection process by our property managers, so any advice is appreciated.

This is because we plan to Airbnb it. 

My plan is to actually end up with fewer properties but less debt and more paper assets because I very much am slowly but surely becoming a "tired landlord" 

I plan to completely rent out the property.
