@Huy LyThe rent ratio is 0.5% when paying retail in Orange County so anything higher than that would be considered a good deal around here.

The reason funds come into a market and pay retail, is there are not enough "deals" and they are betting that retail or slightly over will work out over time because of appreciation.

I am kind of surprised your values are only up 3-4% per year, it's probably much higher retail price-wise.
