Definitely prevent moisture.Lots of places on the internet will give stats on which remodeling projects have the highest ROI.Some of my favorite (but less talked about) super cheap updates that get noticed by tenants or buyers but won't necessarily boost appraisal.

What it boils down to, is that tenants do not follow the instructions in the lease.1) They don't run heaters.2) They have furniture pushed up against the walls.3) They don't ventilate the units (some are SFH and some are multi-family)So here's my solution:When their lease has 60 days until expiration, I will pay a handyman to do an inspection.If they are not taking care of the unit, or they allow mold to grow, I will serve them a 60 day notice to vacate.

Sometimes you can buy something at a 6 cap fully stable with under market rents and increase rents and decrease costs to get an 8 or 8.5 cap etc.The syndicator you are planning on investing with needs to plan out exits and return of capital to the investors.I think a lot of stuff people are nuts paying those prices for things.

Cap rate = NOI/Purchase price Therefore,  if you can increase your NOI by either decreasing expenses or increasing revenue, your cap rate will go up.
