There are various kits at the big box stores.

Many electrical boxes in ceilings are not intended to support more than a low weight light fixture and I'm sure no one on this forum wants a spinning fan dropping onto a tenant's bed.

I would do cable boxes in both living areas and the master bedroom at the least.

The tenant ended up staying and problem mysteriously went away.My concern with buying another one is:  what they complain about it too? 

I know I could probably just check the box on some of the opportunities that are out there under 506(b) and never get caught which has crossed my mind but I figured I would't want someone doing that to my deal and possibly putting it at risk.

However there are key items to be looking out for and in a broad sense, once you can check those DD boxes, you can make a yes/no decision.
