I try to minimize what they take with them on the day of signing.

Our value add was fairly minimal.

Usually, on a refi, the LO picks title/escrow, and there's minimal interaction between the consumer and title/escrow aside from scheduling the notary at the end.

And I don’t want to move and waste inheritance on rent.

@Andrew PostellBasically I’m trying to figure out whether it would be smarter to:A) pay cash for the property and use a line of credit for the rehab and then refinance orB) try to get a loan of some sort, put minimal money down and use savings to fix it up.C) other options?

I figured that this would allow me to look for deals in the hottest neighborhoods and I wouldn’t waste my time in neighborhoods too bad to fix a house in or too good to find deals.

IE affordable.. after our 30 minutes discussion and we both go through google st. view the light bulb went off. now personal inspection he would not have wasted one minute on that house.. 

Does anyone have advice on how to best do this while minimizing any taxes I would have to pay?

For the last 3 years I've been renting around the area, but living with at the time a girlfriend & now with roommates to minimize my expenses.
