There's alot of businesses around me with huge workforce like baker hughes 2 minutes away, the police training academy, and many more oil companies, I would love to know how to get one of these big guys to come and want a store on my land I have no issue building them whatever, I just dont know the process of doing something like that.

If there is anyone out there dealing with contaminated site issues (heating oil tanks, junk/salvage yards, auto recycling yards, etc.) or other environmental issues am happy to be a resource if it is within my wheelhouse.This has been a very scary process to leave my good job and transition to a business owner.

As an investor, I try not to bother my agent too much with simple questions, such as "is the listing that I saw from MLS site still active (since many of them remains active with an accepted offer)" or "is there an underground oil tank" since I bug her enough with multiple showings and low ball offers.

Say an area has an oil refinery and about 20 years ago that refinery found out that some oil had leaked out in the ground over a long period of time (as if anyone had doubted) and at that point decided to create well water testing facilities and testing local neighborhoods.
