It’s a part of the state many investors stay away from because they don’t know the market, if you’re from the area and know it well this could be advantage for you!

If you want to work with investors I would invest into cold calling to find deals and then sell them off market to investors.

I used it to purchase an off market deal and am about to refinance to pay it off and pull out equity (550K total). 

What ever I can about the real estate market in NZ to be able to understand advavntages, disadvantages, know where to find information and so on.

I tried using the Rently boxes twice, just didn't seem to work in my market.

That seems pretty low, though I don't know the market.

How long can you sustain this before it severely impacts your finances?

I have owned a SFR in Jackson for about a year and a half and have been trying to understand the market.

The seller sets the price higher than market price and between the down payment and any monthly principle payments the price eventually gets down to market price by the time the tenant could potentially buy the house.
