I have a 3-unit off market deal.  2 residential units and ground floor commercial. 3,600 total sq. ft. 

Some markets are excellent for short term, and others not so great.It depends upon your goals, your temperament, and the time you have to invest.

So, you’ll assume the old mortgage but you’ll also have to come up with that difference between old mortgage value and current market value, this is the gap.

@Rene Hosman I don't but the land in this area is unpredictable with boulders and can be quite polluted from old industry.

Hey @Michael Weleski I would recommend finding someone who is in your market doing flipping/renovations and partner up with them (get to/find a local REIA meetup if you haven't already). 

I made an offer on a duplex, it's been on market for about 10 days.
