In the past, most of my clients have taken these funds as a line of credit (meaning they could use it however they want, when they want).

Taking out a loan for EMD would make it way, way too tempting to look past issues in DD and close no matter what.I'd also be concerned about the ability to close in general if cash is too tight to fund even the EMD.

Not too low either, you don't want to go with someone who is just focused on price as this is a quality of a not-so-great accountant.

Hey Inga,I have seen in the past typical seasoning periods to be 6 months, I have seen it as low as 4.

I picked up a turn key with low rent once and I knew if I went rogue Id have zero tenants.

And the funds cannot be used for anything that is considered to be, or is actually part of, your primary residence.
