I personally believe this would be a mistake, with a few minor exceptions.Exception one: I bought a home a few years back that only needed about $20k in rehab so it was very light work for my area, kitchen was perfect and area was fantastic.

I stopped buy the building last night to drop off some material and thought something looked different about their unit…peeked in a window, it looks like they knew want was coming or were planning on moving out anyway or they responded to our letter with lighting speed b/c 95% of their stuff was out of the unit…probably not going to see September’s rent.

I just listened to his session tonight and while the strategy is definitely interesting, the presentation was almost entirely 1) Things you should already know if you're going to be any sort of real estate investor, and 2) Very high on the motivation/rah-rah to try to drive an emotional response, and very light on the 'brass tacks' of making this strategy actually produce profits (especially compared to the mobile home park guys that spoke over the summer--that was a no-BS presentation).I'm signed up for the Saturday session so hopefully he'll start providing some real details there, but at this point it sounds perilously close to Guru-speak

The previous system had long ago vanished.Rehab was very involved with having to tear out the bathroom down to the floor joists, building new supports for the joists, running all new hot and cold water lined into the house to all points of distribution, all sheetrock work including ceiling repairs as a result of serious roof leaks, new sub-floor in kitchen, all new cabinets and appliances and of course all normal lights, fixtures and other cosmetic requirements.
