In many states, the last month's rent is or at least was an addendum to "security deposit" so much so that most renters no matter the state will tend to still ask to apply their remaining amount on deposit (last month deposit, NOT security deposit portion) to their 'last month' - yet CA landlords are now well as of since July 2023 going forward, prohibited from applying ANY deposit to the unpaid last month, thus Newsom is giving all tenants who don't care about their credit a FREE LAST MONTH EVERY TIME THEY MOVE OUT if they make the case that their security deposit cannot lawfully be applied to the last month of rent in arrears?!.

Hi guys,Quick question..I have W2 job and last year did around 85K gross from my job..Also in October last year I bought investment/rental property with 30% down..today my tax person told me-I owe the government $ 3,5K ...please keep in your mind compare to my coworkers I am paying crazy amount taxes during the year...I know each case is different and unique but is this even possible?

Both times the tenants had renters insurance in place which took care of the issue so my client (the landlord) did not have to get involved nor make a claim on the landlord policy.We are very much in a hard insurance market right now - many carriers will not accept a new policy from you if you have a property or liability claim within the last 3 to 5 years (depending on the carrier) so you really don't want to make a claim right now if you don't have a large loss or can get it sorted yourself.
