If you are looking to be financially free and live off the investments forever; look for syndicators that plan on doing “legacy plays” where they rehab the property, refinance and hold onto the property for life.

If you have not done this before, this is a normal human reaction ;-)Drywall is typically about $1.50-$2.00 per sqft of drywall (not floor).

Still can't be touched, being a college kid and getting a 3.75+ is the easiest thing you will ever do in your entire adult life, period.

This is a tough business by itself to add heated debates with the owners - Tenants will squeeze life out of you, especially in such low income area. 

But life happens.
