I do not think you would be required to provide that, however the listing agent may want it to simply hand off the the sellers and say " look here are something you may want to consider taking care of so we don't fall out of contract again".

If you go at this rate you can get through the list in a week.If you want them to all go out at the same time, or if you don't feel like doing all that writing, print them.Or if you really don't care and are just trying to figure out which works better, go half and half and see which method gets you the most calls!

I bought pretty much turnkey; I probably overpaid but idc (I shouldnt have major capex for a long time) I'm cash flowing around $150 /door.I know many people who are having problems with some tenants so Screen carefully and you should be okay.

Be careful what areas you buy in, if the hedge funds are there buying, or the area is in the news as the "new investment hot spot" you're probably too late and the prices are going up and up.
