Ask to speak with some of their current owners and current/former tenants.

Right now I am looking to buy an owner occupied investment property but I plan on growing my real estate portfolio after I graduate from school.

Initial owner was on a contract for deed where, unfortunately, they were unable to meet their payment obligations. 3 investors involved in this deal. 1/3 split up front cost. 30 year conventional financing with one investor assuming loan while all parties had a legally binding MOU.

Some owners do not and will not have the same needs as you and may not think like you.  

Basit-  The point of the podcast that I was listening to was that this "STR Loophole" ( I know it's not a loophole, but that's what they were calling it on the podcast) is relatively unknown to many tax professionals and STR owners.

There are deals to be made with properties like this as the owners are oftentimes motivated to sell quickly.

There are so many ways to pick up a good deal without instant equity. 0% down owner finance, subto at a low interest rate and monthly payment.

The lender on the other hand will not change the mortgage since it is rented and not owner occupied.

I was going through the price history and it looks like the owner tried to rent out the property between November and January, lowering the price each month until they finally decided to put it up for sale.

I am not sure if i am being too paranoid but Should i get them to sign some document indicating that they don't have any rights to these pictures and the landlord is the owner of the pics?
