You might well find a future buyer who's all over the rental unit add-on, but won't see it with investor eyes, and won't pay a full $75k extra for the bonus.

Am I being generous enough with my expenses that the low cash flow is acceptable?

If the numbers work and the sellers are good with you taking it over and the bonus of knowing they won't have a foreclosure and instead they have a property that will help them rebuild their credit, then I would approach the bank and let them know what you're up to and quite often they will be good with it.

My goal is to pay for any scouting or signing trips with just rewards points in 2018.I would imagine that you can really rack up points and/or churn through signup bonuses if you charge major purchases and expenses through rewards cards and then pay them off immediately.

You buy for cash flow first and foremost and the others are just a bonus.

Maybe your under the illusion that they are getting 1 million dollar signing bonuses or something.. 

An excellent ROI, and what a nice bonus to be able to help out the unfortunate homeowner as well! 

You'd then be freed up to buy your four properties with generous 30-year loans, plus you'd have the cushion to buy two more if you saw something you like.If you have enough equity, you might even be able to do the whole thing with no out of pocket.

Others made hundreds of thousands by merely participating in their company’s ESPP (employee stock purchase plans.) other got large bonuses they saved, family money, own a successful business, etc., etc.
