I have spoken to a RE attorney 10 miles away in "town" and he advised that I send a Termination Notice be first and the owners have to cure their May late payment within 30 days of the served notice (or move out).

I was surprised that i couldn't even charge people who bring these sorts of pets an additional deep cleaning fee to remove allergens for future guests thinking they had access to a pet fee home.

It will be easier and cheaper to obtain than Hard Money and you may be able to keep the loan for 2-5 years without re-financing which will allow the property to appreciate.
