In my area, I've noticed A LOT of investors (including potential buyers on this transaction) that won't even consider university/student housing due to how volatile everything is with COVID.What used to be one of the highest margin strategies just became one of the most risky - lower enrollment, more virtual learning, less renting demand.

We just covered this as our monthly FAQ Topic on our December virtual meetup but I figured I'd bring it to the forums to see is anyone else has anything to add.

While the IRS has stringent rules on the procedural steps you must follow, there are virtually no rules or regulations on who can call themselves a 1031 company. 

To be clear, I have 0 intention of having to move furniture for each tenant(I have a bad back), so I am slightly hesitant to offer furnished if tenants are going to request that I move the furniture so they can use their own.

As a next step, I'm planning to reach out to some agents and talk with them.When I worked in Southeast, I used to go to investment Association meetings, but it looks like all of that is virtual right now. 

It's a 3 bedroom house that is completely empty and has no furniture so will need all the essentials and accessories to get the house ready to rent.

I have 0 cares about playing on here for ego strokes, I have 0 care about being an internet pretender to fill some void of actual reality in my life, I simply do not care 1 drop what the virtual mob of "do nothings & post everything's" care of what I do or say.
