Not all sellers sign this exclusive agreement, but we try to give them incentives to do so.But for multiple listings, there is always the risk that the buyer might walk away and finalize the deal with another office.

That is, I go to the table with the sellers, get a quit claim deed and then go over to the final buyer and provide him with a warranty deed, paying off all the liens on the property and walking out with the difference.

The buyer did a final walk through and found all the copper plumbing stolen and the drywall ripped to shreds.He walked from the deal - felt sorry for the sellers, they didn't have insurance.

AVG insists I update, yet makes it impossible to find a way to do it.I finally found the free program update, downloaded it, and was told I could not install it because I have eido anti-spyware on my computer.The Eido program has no way to un-install it, but it is an AVG program and assures me I can upgrade it into the newest anti-spyware program from AVG, which is now included in their anit-virus program.You guessed it, The same program that I can't install because I have Eido on the computer, with no way to remove it.

It seems that most success stories I've read have been spending years building equity/collateral in smaller properties to finally dive into larger ventures.Like stated I have much time to really think this through and research a good game plan but I'm always interested to hear what the experts would suggest of course :lol:
