She was in a county I didn't invest in very often and so I taught her about tax sale overages and how the county kept the money if it was unclaimed for a year.She was pretty successful at that and then more and more people began to learn about excess proceeds at property tax sales and that field became kinda crowded.

Unless you are trying to generate some real deal flow major marketing campaigns are costly and time consuming.Having many college buds in your field I can not imagine you wanting to spend your spare hour's answering calls from motivated sellers.
