If you have a property that is positive cashflow - then you can sit out any market downturn and simply collect rent checks while everybody else is freaking out - and you may even be in a great position to purchase even more cashflowing properties at their new deep discount prices - hang in there and keep your eye on the market and continue looking for properties that can produce income.

I don't care if your in the nicest of neighborhoods , your next door neighbor might be a drug dealer .. who knows really .. but , its not as bad as everyone overseas thinks it is .. we don't all carry guns and shoot people or do drugs on every street corner .. most big citys have good area and bad areas .. a lit of the areas that used to be considered bad are now getting revamped and rebuilt by people like you and I .. by purchasing homes in poor shape and then rehabbed, thus beautifying the neighborhood and once one house gets done its like a dominio effect .. more investors start doing the same .. a lot if citys have funds avalible for investors to rehab certain areas also ..Yes, I look at houses of interest , I try to research what i can first to see if the house is wirth my time to put eyes on it , or if a investor sends me a house they are interested in then I go look at it for them ..
