Brian,In your listing agreement you signed it should say acceptable forms of communication that are selected e-mail,written,fax,certified mail,etc.If e-mail wasn't selected then contractually that is not given proper notice for a price change.Did she confirm BACK to you when you sent the e-mail about the price drop??

Not necessarily for the actual default but in the future, if you don't properly disclose that default at every turn, you have committed fraud.

As a contractor, I know that sometimes you have to pull everything back to find the damage and repair it, otherwise, you just have a money pit that keeps sucking up all your resources, and never is what it could have been, had it been repaired properly.

They should have renters insurance to cover their belongings.An attorney will take up a bunch of time.I would make sure their apartment is fixed properly and not on the cheap and that also they reimburse the days out of the unit say so many days as a free rent credit moving forward.If they blow off the requests that might be the time to send the attorney letter to wake them up to working with the tenants.
