We just had an offer accepted for a fourplex yesterday that should give us 11% cash on cash return (around $600 a month in cashflow), with room to raise rents in the next year and achieve close to 16% COC.

Especially district 5,6,7,8 ,9 and 13. if hungary finally accept the euro as its currency i belive that the market will be much more interesting to foreign investors and that will srive prices up signifficantly.

Are your acceptance and rejection clear?

We tend to not accept offers from buyers that are preapproved through certain lenders.  

People who live in the city seem to think nothing else is even acceptable (New Yorkers have the same attitude) but if you cant afford it, you cant afford it!

if it is truly a deal once the offer is accepted search out partners for this opportunity. 

However, my broker is already urging us (unsolicited) to seek a lower price.So the questions would be:1) Is it accepted practice to change the price if the seller refuses to cure?  

With a 10 day inspection period and my closing dates ranged any where between 15 to 25 days from the day the offer is accepted.  

-- pretty soon most people here seem to accept nothing less than 10%.

Although, I am not sure how the deal become advantageous for them when using "their" title company versus accepting "my" title company.Thank you in advance for shedding a little light on this topic.
