We had a similar experience on our last campaign except two of the people who received multiple letters sold to us.

I recently made an all cash offer (with the help of HML) no contingencies except Short Sale Contingency, and Well and Septic contingency for a house that was listed at $129,000.

And in many situations my discount is significantly more than 10%, I have purchased real estate/real estate related properties for as much as a 90% discount by paying cash, granted under exceptional circumstances.

Inspection went well, only big thing is the house needed a new roof so we asked for 6k off to compensate for the roof and they excepted.

Now . . the house is 'vacant' except for me - camped out in the living room (bed on floor, small table and lamp) while I complete some upgrades and find a tenant. 

Title company needs to NOT list any exceptions to lender's title insurance coverage related to what the wholesaler is doing.

I am in Texas in northwest Dallas County and not not have a lot of inesting experience except for one I did for myself.

This is how MOST HELOCs work so there could be exceptions to it.  

Let's say there is the identical property in Phoenix AZ, same 1550 SF, same composite roof, same stucco exterior, except that rent is $1000/mo because it is in Phoenix.
