Personally, I learned the most about underwriting by creating my own custom cash flow calculator in excel and then underwriting live deals.

There are others that do enough volume to create some excellent economies of scale, take smaller markups, and make up for that in volume.Like the song says, "you better shop around."

There are better deals, with more equitable fee structures from reputable sponsors with a history of excellence. 

Excellent reason to read and understand your state/city landlord tenant laws.

the book  "The Secret Synergy Group System" by Jim Yocom had excellent breakdown (you could skip the whole beginning on why to do it) and has information state-by-state to help you understand what would work best for your particular interests.

Maybe it was his excellent story telling shook people up an made them aware they could have these things too.

As a first year in university I'm definitely not buying any property anytime soon, but I would like some feedback so that I can get it right when I finally do.I used a REI property Analyzer excel spreadsheet that I found on a forum post. 

You already have one of the key mindset (save and invest), are already on the BP site, and are willing to ask great questions, so you're off to an excellent start.
