I think this is a good time for investing and I want to get back into the game but need to know if foreclosed properties are a better way to go vs. rehabbing.

It sounds like you've been in the game for a while.

With the short sales i workl, i have complete control thus eliminating the games people play.

They may not go for a 80/20 situation because then you have no skin in the game.

A few people have tried to establish a few new sizes; some to success, some in vain.

The whole thing makes me nervous but at some point you have to trust what you have learned and just GET IN THE GAME!
