Good Day from a future investor in St. Louis, Missouri!

Im from Missouri and have many questions about flipping properties as well as foreclosures! I have already learned so much just by reviewing the site and reading some of the posts. This is an awsome site, I cant believe its free! I am an entreprenuer interested in having "BIGGERPOCKETS" by investing in real estate. I have owned and managed my own properties before but sold them due to lack of time, and not enough working capital to sustain while rehabbing. I think this is a good time for investing and I want to get back into the game but need to know if foreclosed properties are a better way to go vs. rehabbing. My goal is to rent my properties not sell.
