I don't want her to think that partial payment is acceptable(especially at the outset of a new tenant relationship) Besides the tenant stated to my PM that ATT(cell phone company) auto debited $500 from the tenants account(Hmmmm...🤔🤔) I find that to be far fetched and I'd rather just move on from a tenant I don' t trust- complete the cosmetic rehab and get a new tenant in the unit.

Now how much is your average rent per apartment,, lets go with nice easy number 600 so total rent for a month is 8400 and 7 % of that is 588 almost a month rents, for one unit.. times 12 months is basically like having a 13 unit building instead of 14,, With my numbers close to 8 grand a year to maybe show 1 -2 apartments and take a almost never phone call for service and send you your rent checks.. you could shut one apt down a month and give your caretaker a big concession on rent, have him show vacants,, notify you of repairs and you'd be ahead,,With your PM your still paying someone to do the plumbing, the painting, and repairs.. so to mail out your checks to you what's that worth,, I'd get tenants on auto pay, money goes right to you..
