The key is to force at least 25% equity as quickly as you can so that you can get all of your cash out and move on to the next deal.

If it just hit in the last couple of days and it's truely a good price it probably goes pending quick.

Unless you are looking to buy and then sell quickly, market crashes shouldn't be a big factor into your property investment decisions.

But when I worked out my numbers, I think I had to many questions on whether or not I was understanding the strategy correctly and doing the math properly to jump on it so quickly.  

Clearly the downside is each portfolio will not grow / compound as quickly due to lack of total focus.On the other hand / upside, if one does well  it can feed the other and if both do well that’s even better.My motivation for asking is because I am already 100% invested in stock market as I am just learning about REI.

My husband is very risk averse and I think we'll probably be more "slow and steady" than high risk quick climbers.
