First step would be to read as many books or listen to as many podcasts as you can to understand both the buying process and how to identify a property as a good deal or not.

@Arshiya Taami- thanks ...definitely get  fully pre approved for a  hypotehtical purchase price/ loan amount - this process is free  and  easy  and  it will allow you to  become educated and organized . 

Though, this process will be the same for the other state (if you created a CA LLC you may need to register it as a foreign LLC in the state in which you are doing business/holding property).

If the contract included clauses about assignment and the ensuring processes like realtor showings and potential sale to an investor, and you signed this agreement, then legally, the company can proceed as outlines, even if the reality doesn't match your initial expectations. 

I'd like to know at what stage of renovations you will list your property for sale such as during the final paint touch-ups, during the finishing touches, or do you wait until everything is finished

It was easy to live with a fear mindset in times like these but I trusted the process and am excited to be entering the multifamily, MHP, and commercial world!

I have started the coursework for my Agents License (for access and to speed up the process).

They will follow the legal process to obtain title or the owner will need to pay fees to get it out of impound.

At least at the end of the process they would have a piece of real estate, instead of just an education.People who never do anything weren't going to do anything anyway, they just like paying for the education.
