.#1 you can handle by doing some due diligence and filtering your list better; #2 is just a numbers game -- for every truly motivated seller, you'll talk to 10, 20 or 30 not-so-motivated sellers.

Although, it is disclosed to the buyer that the property isn't finished and sometimes the sellers aren't great of keeping the buyer updated of any construction delays, which can happen easily, but it is disclosed.

We believe that the COC gives a better "apples to apples" comparison for cashflow investors because: Cash flow for any property can easily be calculated using standard income and expense assumptions.For cash purchases, there will be no mortgage principal paydown since no mortgage exists.

My husband and I buy, rehab and sell homes; however, we have a property under contract that has so much upside we should be able to easily wholesale it for a nice profit and still leave plenty of meat in it for the buyer.
