I can easily send a group text message to fund my deals, but that doesn't allow me to find new investors and grow my subscriber base over time.  

.#1 you can handle by doing some due diligence and filtering your list better; #2 is just a numbers game -- for every truly motivated seller, you'll talk to 10, 20 or 30 not-so-motivated sellers.

@Westin Hudnall I think the first place you would want to start is a Resident Portal, which would allow your tenants to easily communicate with you, without always being on your phone.

We believe that the COC gives a better "apples to apples" comparison for cashflow investors because: Cash flow for any property can easily be calculated using standard income and expense assumptions.For cash purchases, there will be no mortgage principal paydown since no mortgage exists.

I'm not sure of the cost to finish out the ~900 sq feet, but it would pretty easily add 35k value speaking conservatively.

so I've filtered through the archives and didnt see an exact fit to my question so here goes.I have a lot that will have potentially 3 spec homes build on them.

My husband and I buy, rehab and sell homes; however, we have a property under contract that has so much upside we should be able to easily wholesale it for a nice profit and still leave plenty of meat in it for the buyer.
