I think most mentors are looking for bird dogs. in exchange for teaching you the ropes the want you to bring them deals as you learn.there may be some that are in the philanthropy mode.. but I suspect not many

@Kyle J.If the person who found the deal accepted a bird dog fee instead of locking the property up with a contract and assigning it, does the bird dog fee show up on the closing settlement statement?

Since you have a full-time job, consider bird-dogging for the dominant wholesaler in your market.  

The tenants moved last month and have 2 dogs.
