Theoretically you could also list at zero for the selling side and give whatever commission you want to promote to the buyer's agents.Occasionally you will see some deals, especially foreclosures that prohibit commission from going to a principal in the transaction. 

What I look for are:Growing populationsJob growthModern/diverse economies and industriesLow to moderate property taxes and insuranceFavorable landlord/tenant lawsAssuming your goal is cash flow, the best markets are generally in the Midwest.

But that's just my preference and many will make a very good arument for more diverse strategies.

Depending on what you can qualify for, be prepared to live in a diverse range of areas and don't get attached to one property.

Hey John I personally use propstream they currently have a free 30 day promotion going on but I also hear batch leads is great especially sense propstream doesn't have MLS sold data anymore.

Most properties will be through the BRRRR method, so will require a diverse need of top to bottom renovations.

Once the investors receive a preferred return when the property is sold, or refinanced after stabilization and new appraisal, you should be able to get 20-40% of the rest of the gain as a “promote”.
