I  understand that the surrounding cities are a different ball game but have never invested over there - of course you are then looking at a different price frame, demographics and cash flow.

Thats obviously where the college students and millennials are renting, but there are definitely other options for a more mellow demographic.

Figure out what a property would cost per month (spread out furnishing costs over one year, and don't forget cleaning, landscaping if there's a yard, internet, etc.).

Like if you need to return a security deposit or pay a landscaper.  

I don't know what the landscape looks like where you're considering, but it seems like this idea could work.  

While software requirements may change throughout a long project cycle as market data is discovered, customer feedback is solicited, the competitive landscape changes, etc., I can't think of many reasons why the requirements for a house flip should ever change mid-flip. 

For pharmacies that go dark they are easily re-tenanted if location and demographics are strong.I have seen Chase banks, battery plus stores, dollar stores, etc. go in those for second generation tenants.Where I believe people get in trouble is buying low cap rates in what I call weak suburban to rural communities at low cap rates.
